Bois D’Arc Lake is the first new reservoir built in Texas in over 30 years.

 

That is not a marketing line. That is just a fact and it matters enormously when you are thinking about what it means to own land or property on this water right now.

 

When a new lake comes online in Texas the early buyers are the ones who look back and wonder why they did not move faster. We have seen this pattern play out before in other parts of the state.

 

Property that felt speculative in year one becomes the most coveted address in the area by year ten. The difference between those two moments is the price and the availability and both of those things are already moving at Bois D’Arc.

Bois D’Arc Lake sits in Fannin County and covers roughly 16,600 acres of surface water.

 

To put that in perspective it is a significant body of water and it was built to serve the long-term water supply needs of the North Texas Municipal Water District. This is not a small recreational pond.

 

It is a full-scale reservoir with the kind of shoreline that supports serious lakefront living including boating fishing and waterfront development.

The Peninsula

One of the developments I follow most closely out here is The Peninsula at Bois D’Arc Lake. 

 

It is a master-planned lakefront community being developed directly on the water and it represents one of the cleaner entry points for buyers who want to be part of this lake community from the ground up.

 

Lots are available at price points that will not exist once the broader market fully catches up to what is happening here.

The Investment Case

Lakefront property in Texas has historically appreciated at a faster rate than inland property. That is true even on established lakes.
