Meet Your Guide: Stacy Cate, SRES
I’m a Senior Real Estate Specialist (SRES®) — a designation granted by the National Association of Realtors to agents who’ve completed specialized training in the unique financial, emotional, and logistical needs of clients over fifty. This training and my own experience deepens my expertise in the broader aging journey — health, finances, relationships, social well-being — so I can advise you on real estate decisions that fit your whole life, not just your current home.
I serve clients across McKinney, Frisco, Prosper, Celina, and Plano. I’ve helped my own family navigate this exact transition — which is why I know the rollercoaster of emotions firsthand, and why I don’t believe in high-pressure sales tactics when someone is trusting me with one of the most significant decisions of their life.

Downsizing can be a challenge, but my experience and tested strategies can help.
If you’re reading this, you’re probably already overwhelmed.
Maybe you’re a senior who has lived in the same home for thirty or forty years, and the idea of sorting through all of it is paralyzing. Maybe you’re an adult child who just had the talk with Mom or Dad about a fall, or about being “too much house,” and you have no idea where to start. Maybe you’re trying to juggle finding the right next home — a 55+ community, a villa, a smaller single-story — while also getting the current home ready to sell, and the timing feels impossible to line up.
You’re not wrong. It is the hard part. After helping my own family members and many clients through this transition, I can tell you with certainty: the hardest thing about senior downsizing isn’t the packing or the staging or even the selling. It’s getting the timing right — finding the right next spot when there’s availability, while the current home is market-ready, while the senior feels in control and respected, while the family feels informed but not stressed.
That’s exactly what I was trained for, and it’s exactly what I built my process around.
How I Help North Dallas Seniors Downsize
Senior downsizing is not a one-service transaction. It’s a coordinated, multi-part transition — and the agents who treat it like “just selling a house” are the ones whose clients end up overwhelmed. My services are designed to be a complete solution, whether you need one piece of help or end-to-end guidance.
Home Sale & Next-Home Search
I'll prepare, market, and sell your current home for the strongest possible price while simultaneously helping you find the right next chapter. There are many options to consider when looking at the next ‘right size’ move and I have tools that can help you navigate these complex decisions. As your SRES, I use my network of resources to help make all the pieces come together and can make recommendations of locations that might fit your needs.
Downsizing Consultation & Planning
Before any boxes come out, we sit down — at your kitchen table, at the pace you choose — and build a plan. We talk about the timeline, the financial picture, what's staying and what's going, how much space the next home needs, and how to involve (or shield) family members in the process. You'll leave our first conversation with clarity instead of overwhelm.
Concierge Partner Network — Estate Sales, Movers & Organizers
Over the years I've built relationships with vetted estate sale companies, professional organizers, senior move managers, junk removal services, stagers, and storage providers across the North Dallas area. When you work with me, you get access to that trusted network — one point of contact, one coordinated plan, no cold-calling unknown vendors. You decide how much help you want; we handle the logistics.

About Senior Downsizing
A Senior Real Estate Specialist (SRES®) is a Realtor who has completed advanced certification through the National Association of Realtors to serve clients age fifty and older. SRES designees are trained in the financial, emotional, and lifestyle considerations that make senior real estate transactions different from standard ones.
There is no universal right time, but common signals include: stairs becoming difficult, more empty rooms than used ones, rising upkeep costs and time, isolation from family or community, or a recent health event. The best time is generally before a crisis forces the decision — proactive moves give you more options and less stress.
Most downsizing transitions take three to nine months from first conversation to settled in the new home. The timeline depends on how quickly the right next home becomes available, how much sorting is required, and how the current home’s market readiness lines up. Starting early gives you control over pace.
Start with one room — and within that room, one category (e.g., closet shoes, then closet jackets). Decide what you’ll use in your next home, what family wants, what to sell or donate, and what to discard. Working in small, defined “bites” is the difference between progress and paralysis.
Lead with their goals, not yours. Ask what they want this next chapter to look like, listen more than you talk, and bring in a Senior Real Estate Specialist as a neutral third party. SRES designees are trained to keep seniors in the driver’s seat while quietly coordinating the logistics behind the scenes.
Most homeowners can exclude up to $250,000 in capital gains ($500,000 for married couples filing jointly) on the sale of a primary residence, provided they meet IRS ownership and use tests. Above those exclusions, gains may be taxed. Always confirm your specific situation with a CPA before closing — tax law is individual.
Top 55+ communities in the area include Del Webb at Trinity Falls (McKinney), Villas at Windsong Ranch and Lakes at Legacy (Prosper), Del Webb at Union Park and Taylor Morrison 55+ neighborhoods (Celina), and several villa and patio-home communities in Frisco and Plano. Each has different amenities, price ranges, and lifestyle vibes.
Break the project into the smallest possible bites — one closet, one shelf, one box at a time — and work to a written schedule with breaks built in. Bring in help (organizer, family, senior move manager) before you hit the wall, not after. The overwhelm comes from trying to think about the whole house at once.
