Preston Harbor’s First Lots Land This Quarter: What Early Lake Texoma Buyers Should Know

When do the first residential lots at Preston Harbor become available, and should you buy now?

Preston Harbor’s first residential lots are expected to be complete in the fourth quarter of 2026, following the project’s October 2025 groundbreaking near Denison on Lake Texoma. The $7 billion, 1,200-plus home site development will eventually include 900 boat slips and a Margaritaville-anchored resort, though that resort’s groundbreaking has already shifted once and is now expected in late 2027. Early lot buyers get in ahead of the resort infrastructure that will likely drive future demand, but should go in with a clear-eyed view of a timeline that’s still moving.

Preston Harbor has been talked about for years. It’s finally moving from renderings to dirt, and that changes the calculus for anyone who’s been watching Lake Texoma and wondering when to act.

Here’s where the project actually stands, and what it means if you’re considering an early lot purchase.

Where the project stands right now

Preston Harbor broke ground near Denison in October 2025, after years in planning. The development team, led by Craig International, has completed the first phase of design and land planning for the anchor Margaritaville Resort.

When finished, Preston Harbor will include more than 1,200 home sites, roughly 900 boat slips, and a resort component with 250 to 280 hotel rooms, bringing an estimated 300 jobs to the area.

The first residential lots are expected to be complete in Q4 2026. That’s this year, not a distant “someday” on a developer’s slide deck.

The part worth being honest about

The Margaritaville Resort groundbreaking, originally expected sooner, is now targeted for late 2027. That’s a real shift from earlier timelines, and it’s worth naming rather than glossing over.

This doesn’t mean the project has stalled. Land planning is done, lots are on track, and the broader development is clearly moving. But if part of your interest in Preston Harbor is proximity to a completed resort with amenities up and running, you should plan around late 2027 or beyond for that piece, not this year.

HOA guidelines, marina slip pricing, and other community details are also still being finalized. If you’re the type of buyer who wants every detail locked down before committing, this early stage may feel premature. If you’re comfortable with some uncertainty in exchange for early positioning, that’s a different conversation.

Why early lots still matter

Being an early buyer in a development like this has a specific kind of value: you’re purchasing before the infrastructure, amenities, and resort presence that will likely drive future demand and pricing are fully built out.

That’s the same dynamic that played out at Bois d’Arc Lake, where early buyers positioned themselves ahead of a lake that’s now fully open with rising demand across its shoreline communities. Preston Harbor and Lake Texoma more broadly are earlier in that curve.

The Sherman-Denison corridor also has a growth story working in its favor independent of Preston Harbor. Texas Instruments’ Sherman semiconductor fab began production in December 2025, and Sherman’s City Council recently approved over 300 acres of new housing (Sherman Lakes and Joiner Ranch) to keep pace with that growth. None of that guarantees Preston Harbor’s success, but it does mean the broader area has real, confirmed economic momentum behind it, not just a single resort project.

What to actually verify before buying a lot

If you’re considering an early lot purchase at Preston Harbor, here’s what I’d want confirmed before writing an offer:

  • The specific phase and section your lot sits in, since infrastructure build-out (roads, utilities, water access) may vary significantly by phase.
  • Whether the lot has confirmed lake or marina access, or whether that’s still contingent on later phases of construction.
  • What’s actually finalized versus still in planning, since HOA structure and marina slip pricing weren’t locked down as of this year.
  • Your own timeline expectations, and whether you’re comfortable owning land for a year or more before the surrounding amenities are complete.

This is exactly the kind of ground-floor opportunity that rewards patience and clear eyes in equal measure. I help lake and investment buyers separate genuine early-mover advantage from hype, and Preston Harbor has real substance behind it, it’s just not finished yet.

Frequently Asked Questions

When will Preston Harbor’s first lots be available?

The first residential lots are expected to be complete in the fourth quarter of 2026, following the project’s October 2025 groundbreaking.

Is the Margaritaville Resort at Preston Harbor open yet?

No. The resort’s groundbreaking is currently targeted for late 2027, later than earlier project timelines suggested. Land planning and design for the resort are complete, but construction hasn’t started.

How many homes and boat slips will Preston Harbor have?

The full development is planned for more than 1,200 home sites and approximately 900 boat slips, along with a resort component of 250 to 280 hotel rooms.

Is Preston Harbor a good investment right now?

It depends on your timeline and risk tolerance. Early lots offer positioning ahead of the resort and amenity build-out, which has historically driven demand and pricing in comparable Texas lake developments, but key details like HOA structure and marina pricing are still being finalized.

What else is driving growth near Preston Harbor and Lake Texoma?

The Sherman-Denison corridor has independent economic momentum, including Texas Instruments’ Sherman semiconductor fab, which began production in December 2025, and recently approved housing developments totaling over 300 acres in Sherman.
