Your First Showing Happens on a Phone Screen

By Stacy Cate

Before anyone schedules a tour, before anyone drives through your neighborhood, before anyone reads your listing description, they have already made a decision about your home on a phone screen.
That is the first showing. And it happens long before you ever know someone looked.

The Photos

Bad lighting can take a home out of consideration immediately. A wide-angle shot that stretches a room in a strange way. A dark exterior taken on the wrong day. A cluttered countertop that was not cleared before the photographer arrived.

Buyers scroll quickly. If something feels off in the first second or two, they move on.

Professional photography is not about making a home look “nice.” It is about making sure it gets taken seriously in the first place.

How the Home Is Presented

What is inside the frame matters just as much as the camera itself.

Before a photographer ever walks in, I go through each space with my sellers so the home is ready in a way that feels intentional. Clean surfaces, reduced clutter, and simple staging choices that help the space feel open and easy to understand.

The goal is not to make the home feel staged. The goal is to make it feel like a place a buyer can step into without distraction.

That difference shows up later in how buyers respond.

The Listing Description

The words under the photos matter more than most people realize.

A basic feature list does not hold attention for long. Buyers are not just looking for square footage or bedroom counts. They are trying to understand what life feels like inside the home.

Good listing copy gives context. It helps a buyer picture daily routines, not just rooms. It gives enough detail to make someone pause instead of scrolling past.

That pause is often the difference between a showing request and being overlooked entirely.

What Gets Missed

Most sellers focus heavily on preparing for in-person showings and underestimate how much the online presentation controls everything that comes after.

By the time someone walks through the door, they have already decided whether the home was worth their time based on what they saw on their phone.

That is where many opportunities are lost without anyone realizing it.

A Note From Me

If you are getting ready to list your home in Prosper, Celina, Frisco, McKinney, or anywhere in North Collin County, the conversation should start long before the first showing is scheduled.

The way your home shows online determines the kind of attention it receives in person.

If you want to walk through that strategy before your listing goes live, I am happy to help you get it right from the start, let’s connect.
